TERMS AND CONDITIONS OF SERVICE
For bookings made within six months of the ceremony date.
Standard package: £3,600 | up to 18 people including the couple | two nights in the Farmhouse
Optional: add up to 12 staying guests in designated Self-Catered Apartments & Studios, taking the total to 30 people, subject to availability.
Studios sleeping up to 2: £400 each for two nights | Paddocks (2 ensuite bedrooms, sleeps up to 4): £800 for two nights
£1,800 Booking Deposit | £1,800 final Balance, plus any booked additional accommodation charges
£750 refundable Damage Deposit payable with the final payment.
These Terms and Conditions apply specifically to the Quantock Lakes DIY Farmhouse Wedding and Vow Renewal offering (the “Farmhouse Wedding”). It is a separate product from our traditional fully inclusive Quantock Lakes wedding offering and is provided on a DIY and self-catering basis. The standard package includes up to 18 people, with the option to add up to 12 staying guests in designated Self-Catered Apartments & Studios, subject to availability, up to a maximum of 30 people in total.
Please read these Terms carefully before making your booking. By signing the Booking Form and paying the Booking Deposit, you confirm that you have read, understood and accepted these Terms.
1. WHO WE ARE
TWe are F.G. Jeanes & Son Limited trading as Quantock Lakes, company number 00672745. Our registered address is Currypool Farm, Cannington, Bridgwater, Somerset, TA5 2NH. Our registered VAT number is GB130327122.

2. DEFINITIONS
Accommodation means the Quantock Lakes Farmhouse and, where expressly included on the Booking Form, designated Self-Catered Apartments & Studios.
Additional Self-Catered Accommodation means the designated Self-Catered Apartments & Studios approved by us and included on the Booking Form. Studios sleeping up to two people are charged at £400 for the compulsory two-night stay. Paddocks comprises two ensuite bedrooms sleeping up to four people and is charged as two sleeping rooms (£800 for the compulsory two-night stay).
Balance means the remaining £1,800 of the standard Farmhouse Wedding package price, plus the full cost of any Additional Self-Catered Accommodation confirmed on the Booking Form, payable one month before the Service Date. The £750 Damage Deposit is payable in addition to the Balance.
Booking Confirmation means the written confirmation sent by us confirming that we have accepted your booking.
Booking Deposit means the initial payment of £1,800 required to secure the booking.
Booking Form means the booking document setting out the details of your DIY Farmhouse Wedding.
Contract means the legally binding agreement between you and us comprising the Booking Form, these Terms and any other documents expressly incorporated into the booking.
Couple means the two people named on the Booking Form.
Damage Deposit means the refundable security deposit of £750 payable with the final Balance.
Farmhouse means the Quantock Lakes Farmhouse at Inwood Farm, sleeping up to 18 people.
Guests means the people staying in the Farmhouse and any additional guests booked into the Self-Catered Apartments & Studios, including the Couple.
Farmhouse Wedding means the DIY, self-catering wedding or vow renewal package described in the Booking Form and these Terms, including any Additional Self-Catered Accommodation expressly booked.
Rustic Barn means the Rustic Barn at Quantock Lakes, made available for the ceremony only during the agreed period.
Service Date means the date of your wedding or vow renewal ceremony.
Services means the accommodation, ceremony access and other services expressly included within your DIY Farmhouse Wedding booking.
Supplier means any third-party professional engaged by you in connection with your DIY Farmhouse Wedding, including a photographer, videographer, florist, private chef, caterer, hair and make-up artist, celebrant, registrar, musician, cake supplier or similar service provider.

you and your means the person or persons named as the customer on the Booking Form.
3. THE DIY FARMHOUSE WEDDING PACKAGE
The standard Farmhouse Wedding package price is £3,600 and includes:
Two nights’ accommodation in the Quantock Lakes Farmhouse.
Accommodation for up to 18 people in total, including the Couple, in the Farmhouse.
Eight ensuite bedrooms, one of which is a two-bedroom family room sleeping up to four people.
Check-in from 4pm on the day before the ceremony and check out at 10.30am on day of departure.
Use of the Farmhouse bridal preparation area.
Use of the Farmhouse bar area.
Use of the hot tub and sauna.
Use of the Rustic Barn for the wedding or vow renewal ceremony during the agreed ceremony period.
A Quantock Lakes team member present for the ceremony and to operate ceremony music.
Following the ceremony, the wedding party returns directly to the Farmhouse to continue its celebrations.
Parking in the dedicated Farmhouse parking area.
The standard package excludes the following (unless an expressly available additional room or service is stated on the Booking Form):
Catering, food or drink.
A drinks package.
Wedding planning or wedding coordination.
Wedding styling or floristry.
Venue set-up beyond the agreed ceremony provision.
Clear-away services.
Table service, bar staff or waiting staff.
A wedding breakfast or evening reception.
DJ or amplified entertainment.
Additional Self-Catered Apartments & Studios unless separately booked and paid for as part of the Farmhouse Wedding.
Access to Quantock Barn.
Access to Meadow Barn.
General use of the wider Quantock Lakes wedding venue.
The Farmhouse Wedding is deliberately designed as a DIY and self-catering experience and is entirely separate from our traditional fully inclusive Quantock Lakes wedding offering.
4. MAXIMUM NUMBERS
The standard Farmhouse Wedding includes up to 18 people in total, including the Couple. You may add up to 12 additional staying guests in the designated Self-Catered Apartments & Studios, subject to availability, to a maximum wedding party of 30 people in total.
The applicable guest limit covers the whole stay and the ceremony. For the avoidance of doubt:
The standard package is 18 people including the Couple, not 18 guests plus the Couple.
Children and babies count towards the applicable total of 18 or 30.
No additional day guests are permitted unless they are booked as staying guests in the designated Self-Catered Apartments & Studios.
No additional evening guests are permitted unless they are booked as staying guests in the designated Self-Catered Apartments & Studios.
Unbooked visitors are not permitted.
Friends or family may not visit for drinks, food, photographs or celebrations without being included as staying guests in the Farmhouse or booked Self-Catered Apartments & Studios.
Additional guests cannot be added by paying a guest-only or day-guest charge: each additional guest must stay in booked Self-Catered Apartments & Studios for the full two-night stay.
Genuine professional Suppliers attending solely to provide a service do not count towards the guest limit. Suppliers must not be used as a means of increasing the number of guests.
If you require more than 30 people, this Farmhouse Wedding package is not suitable.
5. ACCOMMODATION
The standard £3,600 package includes the Farmhouse only, sleeping up to 18 people. You may add designated Self-Catered Apartments & Studios to accommodate up to 12 additional staying guests, subject to availability and inclusion on the Booking Form.
The designated additional accommodation is Posh Pig, Gloucester Old Spot, Saddleback Sty and Wagon Wheel studios, each sleeping up to two people, plus Paddocks, a two-bedroom ensuite apartment sleeping up to four people. All additional accommodation must be booked for the full two-night stay.
Each studio sleeping up to two people costs £400 for the compulsory two-night stay (£200 per night). Paddocks has two ensuite bedrooms sleeping up to four people and is charged as two sleeping rooms at £800 for the compulsory two-night stay. Together, the designated Self-Catered Apartments & Studios provide capacity for up to 12 additional guests, taking the overall maximum to 30 people including the Couple, subject to availability.
The Farmhouse sleeps a maximum of 18 people. Additional staying guests must sleep in their booked Self-Catered Apartments & Studios, not in the Farmhouse. Booking additional accommodation does not grant access to Quantock Barn, Meadow Barn or the wider wedding venue.
6. USE OF THE FARMHOUSE
The Farmhouse is the sole location for the DIY wedding celebrations, including celebrations attended by guests staying in booked Self-Catered Apartments & Studios. You may:
Prepare and serve your own food.
Supply your own drinks.
Arrange takeaway food.
Prepare grazing boards.
Bring your own wedding cake.
Engage a private chef or caterer approved in advance by Quantock Lakes.
Decorate the Farmhouse reasonably for your celebration.
Any professional private chef or caterer must be notified to and approved by Quantock Lakes before attending the property and must comply with the Supplier requirements in these Terms.
The Farmhouse dining room seats up to 22 guests using the blue velvet dining chairs. Where 23–30 guests are dining together, Chiavari event chairs will be used instead. No additional dining or reception room is included.
Reasonable non-amplified music and normal socialising are permitted, provided that noise remains at a reasonable level and does not cause disturbance to others. You and your guests must comply immediately with any reasonable request from Quantock Lakes staff regarding noise.
You are responsible for leaving the Farmhouse in a reasonable condition. Excessive cleaning, damage or missing items may be deducted from the Damage Deposit.
7. RUSTIC BARN CEREMONY
The Rustic Barn is provided specifically for the wedding or vow renewal ceremony.
The timings below are an example schedule based on a 1.30pm ceremony. Your ceremony may take place at a different time, subject to availability and agreement with Quantock Lakes. Where a different ceremony time is booked, the timings below will be adjusted accordingly while following the same overall format.

The Rustic Barn is included for the ceremony only and is not available for a wedding breakfast, drinks reception, afternoon or evening celebration, dancing, party, entertainment or dining following the ceremony.
Following the ceremony, guests return directly to the Farmhouse to continue their celebrations.
Food and drink must not be taken into the Rustic Barn unless expressly agreed by Quantock Lakes in writing.
Access to the Rustic Barn ends at the agreed time.
8. PERSONAL TOUCHES AND DECORATION
You may access the Rustic Barn from 11am on the Service Date to add reasonable personal touches for your ceremony. If your ceremony time differs from 1.30pm the timings will be adjusted accordingly. Any decorations must:
Be safe and suitable for the setting.
Cause no damage to the building or furnishings.
Comply with our fire and health and safety requirements.
Be removed when requested.
Be approved by us where reasonably necessary.
The use of candles, naked flames, fireworks, sparklers or any other fire-based item is not permitted unless expressly agreed by us in writing. Nothing may be attached to walls, doors, beams or other surfaces in a way that could cause damage.
9. CEREMONY ARRANGEMENTS AND INFORMATION REQUIRED FROM YOU
Registrar, celebrant and legal marriage fees are not included within the DIY Farmhouse Wedding price. It is your responsibility to arrange and pay for your registrar or celebrant directly and to comply with any legal requirements relating to your ceremony.
You are responsible for emailing the following information to planning@quantockevents.co.uk by the deadline specified by Quantock Lakes:
Contact details for all Suppliers attending Quantock Lakes.
Confirmation of your booked ceremony time.
Your ceremony music selections.
Full names of all guests.
Your ceremony music must comprise:
1 x entrance / walk-in track.
3 x tracks for signing the register.
1 x exit / walk-out track.
All music must be available as downloadable Spotify tracks and the required track details must be emailed to the Quantock Lakes planning team in advance. A member of the Quantock Lakes team will operate the agreed ceremony music during your ceremony.
It is the Couple’s responsibility to ensure that the correct versions of all tracks are supplied and clearly identified. Quantock Lakes cannot be responsible for errors arising from incorrect track information supplied by the Couple.
If the required information or music choices are not supplied by the requested deadline, we cannot guarantee that we will be able to accommodate late changes.
Quantock Lakes is not responsible if your registrar or celebrant is late, unavailable or cancels. Where possible, we will reasonably assist in finding a practical solution, but we cannot guarantee that the ceremony can proceed if the person conducting it is unavailable.
10. SUPPLIERS
You must notify us in advance of all professional Suppliers who will attend Quantock Lakes. Supplier contact details must be emailed to planning@quantockevents.co.uk.
Private chefs and caterers must be approved by Quantock Lakes before they are booked to work at the Farmhouse.
We may reasonably require Suppliers to provide appropriate:
Public liability insurance.
Risk assessments.
Food hygiene documentation.
Electrical safety documentation.
Licences or certification.
Other documentation relevant to the service being provided.
Suppliers must comply with our health and safety requirements and all reasonable instructions from Quantock Lakes staff while on site.
We reserve the right to refuse access to a Supplier who has not been declared to us, has not been approved where approval is required, fails to provide reasonably requested documentation, or proposes to provide a service that is inconsistent with the nature of the DIY Farmhouse Wedding package.
11. FOOD & DRINK
The Farmhouse Wedding is specifically designed to allow you to provide your own food and drink within the Farmhouse.
You may therefore bring your own alcoholic and non-alcoholic drinks, cook within the Farmhouse, arrange takeaways and use an approved private chef or caterer.
You are responsible for the safe storage, preparation and consumption of any food and drink you provide yourself. Any professional caterer or chef must comply with the Supplier requirements in these Terms.
Food and drink supplied by you is for consumption within the Farmhouse and its designated accommodation areas and not within the Rustic Barn or wider wedding venue unless we expressly agree otherwise in writing.
12. MUSIC & ENTERTAINMENT
The Farmhouse Wedding is designed as an intimate celebration within residential-style accommodation and is not intended to operate as a conventional evening wedding reception.
Amplified music is not permitted at the Farmhouse. This includes DJs, bands using amplification, PA systems, external amplified speakers and amplified live entertainment. No amplified music is permitted outdoors.
Any non-amplified music or entertainment must remain at a reasonable volume and must not cause nuisance or disturbance. Quantock Lakes may require music or other noise to be reduced or stopped if we reasonably consider it excessive or disruptive.
13. ACCESS TO OTHER AREAS OF QUANTOCK LAKES
The Farmhouse Wedding does not provide exclusive use of the wider Quantock Lakes wedding venue or farm. Other events and accommodation stays may be taking place at the same time as your booking.
Your permitted access is limited to:
The Farmhouse and its designated areas, plus any additional Self-Catered Apartments & Studios confirmed on your Booking Form.
Dedicated Farmhouse parking.
The agreed route to and from the Rustic Barn.
The Rustic Barn during the agreed ceremony period.
The lake pontoon, accessed via the Farmhouse car park, during daylight hours only and at your own discretion and risk, with children supervised at all times.
The Farmhouse Wedding does not include access to Quantock Barn, Meadow Barn, unbooked accommodation, offices, staff-only areas, areas used for another event or private farm areas.
Use of the lake pontoon does not provide access to the wider wedding venue. Guests must take reasonable care around the water and follow all safety signs and reasonable instructions. Nothing in these Terms excludes liability that cannot lawfully be excluded.
14. BOOKING WITHIN SIX MONTHS
Farmhouse Weddings are available only within six months of the Service Date and are subject to late availability. A Farmhouse Wedding cannot normally be reserved more than six months ahead.
Availability of the Farmhouse and any additional Self-Catered Apartments & Studios may be restricted by other weddings, accommodation bookings and operational requirements.
15. MAKING YOUR BOOKING
A quotation or provisional availability does not constitute a confirmed booking. To make a booking you must:
1. Complete and sign the Booking Form.
2. Pay the £1,800 Booking Deposit.
A Contract comes into existence only when we have received the signed Booking Form, the Booking Deposit has cleared, and we have issued our Booking Confirmation.
16. PRICE AND PAYMENT
The standard Farmhouse Wedding package price is £3,600 for up to 18 people. Each approved additional Self-Catered Apartment or Studio costs £400 for the two-night stay, sleeps up to two people and must be included on the Booking Form.
On booking: £1,800 Booking Deposit.
One month before the Service Date: the £1,800 remaining package payment plus the cost of any Additional Self-Catered Accommodation confirmed on the Booking Form (together, the Balance).
The £750 Damage Deposit is also payable with the Balance one month before the Service Date. With no additional accommodation, the total due at that point is £2,550 (£1,800 Balance plus £750 Damage Deposit). Any booked additional accommodation is added to the £1,800 remaining package payment, with the £750 Damage Deposit payable on top.
The £750 Damage Deposit is separate from the package and additional room charges. All payments must be made in cleared funds by the due dates stated on the invoice.
Additional Self-Catered Apartments & Studios must be requested and confirmed before arrival and are subject to availability. No additional person may attend until the accommodation and staying guest details have been confirmed by Quantock Lakes.
If you fail to pay any sum by the due date, we may contact you to request payment and, if the sum remains unpaid, may treat this as a breach of the Contract and take reasonable steps available to us under these Terms and the law.
17. DAMAGE DEPOSIT
A £750 Damage Deposit is payable with your final payment one month before the Service Date.
The Damage Deposit is held as security against:
Loss.
Damage.
Breakages.
Missing items.
Excessive cleaning.
Damage caused by you, your guests or your Suppliers.
Any other reasonable costs directly arising from a breach of these Terms.
After departure we will inspect the Farmhouse, any booked Self-Catered Apartments & Studios, Rustic Barn and other areas used as part of your booking. Provided no deductions are required, the Damage Deposit will be returned within 7 days of your departure.
If a deduction is required, we will provide you with details of the amount deducted and the reason. If the reasonable cost of damage or loss exceeds £750, you remain responsible for paying the additional amount.
18. CHANGES TO YOUR BOOKING
Please check your Booking Form carefully. If you wish to make a change, you must contact us. Any change is subject to availability, our written agreement, these Terms and any reasonable additional costs arising from the change.
The fundamental features of the Farmhouse Wedding cannot be changed. In particular, you cannot:
Increase the total number above 30 people, including the Couple.
Add accommodation other than the designated Self-Catered Apartments & Studios approved by Quantock Lakes and included on the Booking Form.
Add day or evening guests or visitors who are not booked to stay in the Farmhouse or designated Self-Catered Apartments & Studios.
Extend Rustic Barn into a reception venue.
Convert the booking into a larger or fully inclusive wedding under the Farmhouse Wedding price.
If you require more than 30 people or a full wedding venue experience, you may enquire about our traditional wedding offering, subject to availability and the applicable price and terms.
19. CANCELLATION BY YOU
If you wish to cancel your Farmhouse Wedding, you must notify Quantock Lakes in writing by emailing planning@quantockevents.co.uk.
If you cancel your booking, the £1,800 Booking Deposit will not be refunded, subject to your statutory rights. The Booking Deposit is paid to secure your chosen dates and remove the Farmhouse and ceremony availability from sale to other customers.
If you have already paid any part of the Balance (including any Additional Self-Catered Accommodation charges), those amounts will be refunded following cancellation. Quantock Lakes will not retain the Balance solely because you have cancelled your booking.
If the £750 Damage Deposit has already been paid and your stay does not take place, the Damage Deposit will be refunded in full, provided that no other sum is properly due from you.
Once cancellation has been confirmed, Quantock Lakes is entitled to make the dates available for booking by another customer.
We strongly recommend that you obtain appropriate wedding or event insurance to protect you against circumstances that may result in you having to cancel your booking.
20. MOVING YOUR DATE
Because Farmhouse Weddings are offered on the basis of late availability within six months of the Service Date, you do not have an automatic right to move your booking to another date.
Any request to change the Service Date will be considered individually and is subject to availability, our agreement, any reasonable additional costs, and the proposed new date falling within the DIY Farmhouse Wedding booking window.
If we cannot accommodate the date you request and you choose not to proceed with the original booking, this will be treated as a cancellation by you under clause 19.
21. CANCELLATION OR CHANGES BY QUANTOCK LAKES
We may make reasonable changes where necessary because of legal or regulatory requirements, health and safety requirements, events outside our reasonable control, or operational circumstances that could not reasonably have been anticipated.
If we have to make a significant change to an essential part of your booking, we will contact you as soon as reasonably possible. Where we are unable to provide the contracted Services and no reasonable alternative can be agreed, we will refund sums paid for Services we are unable to provide, subject to your legal rights.
22. EVENTS OUTSIDE OUR CONTROL
We will not be responsible for delay or failure to perform our obligations where this is caused by circumstances beyond our reasonable control, subject to your legal rights. These may include fire, flood, storm, severe weather, interruption to utilities, epidemic or pandemic, government action, civil emergency, terrorism, industrial action by third parties, or failure of essential suppliers or infrastructure.
If an event outside our reasonable control affects your booking, we will contact you as soon as reasonably possible and discuss the options available.
23. YOUR RESPONSIBILITIES
You are responsible for ensuring that you and your guests:
Comply with these Terms.
Behave responsibly.
Comply with reasonable instructions from Quantock Lakes staff.
Respect the Farmhouse, Rustic Barn and surrounding property.
Do not enter unauthorised areas.
Do not cause nuisance or excessive noise.
Comply with health and safety requirements.
Do not use illegal drugs.
Do not light fires, fireworks or other prohibited items.
Do not allow guests or visitors who are not included as staying guests in the booking onto the premises.
You are also responsible for the conduct of Suppliers you engage.
24. BREACH OF THE GUEST LIMIT
The maximum of 18 people in the standard booking (or up to 30 with booked Self-Catered Apartments & Studios) is a fundamental condition of the Farmhouse Wedding. Every additional guest must be booked to stay in the designated additional accommodation for both nights. If unbooked guests or visitors attend, we may require them to leave immediately.
Where there is a serious or continued breach, we reserve the right to terminate the event or booking. No refund will be due for Services already provided, and we may recover reasonable losses or additional costs caused by the breach.
25. CONDUCT AND SAFETY
We reserve the right to refuse entry to or require the removal of any person who behaves aggressively or dangerously, causes a nuisance, damages property, enters restricted areas, uses illegal substances, refuses to comply with reasonable instructions, or otherwise puts people or property at risk.
26. PARKING AND VEHICLES
Parking is provided in the dedicated Farmhouse parking area. You and your guests must use the parking areas and access routes identified by Quantock Lakes and must not obstruct access roads, emergency routes or other parts of the site.
Vehicles and belongings are left at the owner’s risk except where loss or damage results from our negligence or where liability cannot lawfully be excluded.
27. OUR RESPONSIBILITY TO YOU
We will provide the Services with reasonable care and skill. We are responsible for foreseeable loss or damage caused by our breach of Contract or failure to use reasonable care and skill, but we are not responsible for loss or damage that is not reasonably foreseeable.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or rights which cannot be excluded under the Consumer Rights Act 2015.
28. PERSONAL BELONGINGS
You are responsible for personal possessions belonging to you and your guests. Please remove all belongings when you check out. We cannot guarantee that items left behind can be recovered or stored. Any costs reasonably incurred in returning lost property may be charged to you.
29. PERSONAL INFORMATION
We will use your personal information in accordance with the Quantock Lakes Privacy Policy, available on our website.
30. CCTV
CCTV is used at Quantock Lakes for safety, security and crime prevention purposes. Signs are displayed around the Venue and Accommodation identifying areas where cameras are in operation.
31. IF PART OF THESE TERMS IS INVALID
Each provision of these Terms operates separately. If a court or relevant authority decides that any provision is unlawful or unenforceable, the remaining provisions will continue in force.
32. DELAYED ENFORCEMENT
If we do not immediately enforce any provision of these Terms, this does not prevent us from enforcing it later.
33. THIRD-PARTY RIGHTS
The Contract is between you and Quantock Lakes. No other person has the right to enforce any of its terms unless the law provides otherwise.
34. GOVERNING LAW
These Terms and the Contract are governed by English law. Proceedings may be brought in the English courts, subject to any consumer rights you may have to bring proceedings elsewhere within the United Kingdom.
KEY FARMHOUSE WEDDING CONDITIONS
We recommend that the following acknowledgement is reproduced immediately above the signatures on the Booking Form:

Up to 12 additional people may attend only if booked to stay for both nights in the designated Self-Catered Apartments & Studios, subject to availability, with a maximum of 30 people in total.
The designated additional accommodation is Posh Pig, Gloucester Old Spot, Saddleback Si and Wagon Wheel studios (sleeping up to 2 each), plus Paddocks (2 ensuite bedrooms sleeping up to 4).
Studios sleeping up to 2 cost £400 each for two nights. Paddocks is charged as two sleeping rooms at £800 for two nights.
No extra day guests, evening guests or visitors are permitted.
The Farmhouse sleeps up to 18; additional guests sleep in their booked Self-Catered Apartments & Studios.
The Farmhouse dining room seats 22 with blue velvet dining chairs or up to 30 using Chiavari event chairs.
Rustic Barn is provided for the ceremony only during agreed times; afterwards everyone returns directly to the Farmhouse.
The lake pontoon may be accessed through the Farmhouse car park during daylight hours only; the wider wedding venue is not included.
Quantock Barn and Meadow Barn are not included.
Amplified music is not permitted at the Farmhouse.
Any private chef or caterer must be approved in advance by Quantock Lakes.
This is a DIY and self-catering offering, not the traditional fully inclusive wedding package.
The £1,800 Booking Deposit is not refundable if we cancel, subject to our statutory rights; any additional accommodation charges already paid are refunded if the booking is cancelled.
A £750 Damage Deposit is payable with the final payment and, subject to appropriate deductions, will be returned within 7 days of departure.
